UK Property Asking Prices Rise for First Time Since May as Autumn Market Opens

The UK's property market has recorded a fresh sign of activity as asking prices rose for the first time since May.
Rightmove reported that the average asking price of newly listed properties increased by 0.7%, reaching £367,440.
The rise occurred between 9 August and 12 September and was slightly stronger than the average September increase recorded over the past decade.
Why the movement matters
The increase comes after a subdued summer for the property market.
Rightmove said asking prices had fallen by 2% during the previous four-week period.
The September increase therefore represents a noticeable change in direction.
However, the market remains below last year's level.
Asking prices were still 0.8% lower than a year earlier.
Sellers are becoming more confident
The latest figures suggest that some sellers are becoming more willing to test higher prices.
That could indicate greater confidence as the autumn selling season begins.
But buyer affordability remains an important constraint.
Mortgage rates have recently moved higher, while the Bank of England has maintained Bank Rate at 3.75%.
A recovery needs transactions, not just asking prices
The most important question is whether higher asking prices translate into more completed sales.
If buyers remain cautious, sellers may ultimately have to negotiate.
The coming weeks should therefore reveal whether the September improvement represents a genuine increase in market activity or simply a seasonal adjustment in seller expectations.

Buyers should not interpret the latest figures as a signal that they must immediately increase their budgets.
The market remains price-sensitive.
Properties that are accurately priced and appropriately marketed may attract stronger interest, while overpriced homes could continue to take longer to sell.
