New AI Property Portal Challenges Rightmove's Traditional Listing Model

MyPorta launched on 22 September claiming that its platform already provides access to approximately 860,242 UK properties, compared with a claimed 678,002 comparable listings on Rightmove.

The company says it achieves this partly by indexing properties advertised on estate and letting agents' own websites rather than relying entirely on agents uploading listings directly.

A different approach to property portals

Traditional portals depend heavily on estate agents supplying property listings through feeds or direct uploads.

MyPorta says its model can discover listings from agents' public websites and direct consumers back to those agents.

The company also says agents can upload listings directly or connect existing BLM and CRM feeds.

Why this could matter

Property portals have traditionally competed around:

  • Listing volume

  • Consumer traffic

  • Search technology

  • Agent relationships

  • Brand recognition

An AI-driven aggregation model introduces another variable: how much publicly available property information can be discovered automatically?
